Waterfront Estate with Mega Yacht Dockage Heads to Auction

An impressive waterfront mansion in Fort Lauderdale, Florida that was originally built for Richard Yuengling of the D.G. Yuengling & Son beer empire will be sold at a live auction on June 30, 2016.

Platinum Luxury Auctions, a veteran real estate auction firm headquartered in Miami, Florida, is managing the sale in cooperation with the property’s listing agent, Tim Elmes. Mr. Elmes and the Tim Elmes Group comprise a luxury sales team within the Fort Lauderdale office of Coldwell Banker Residential Real Estate. Although recently offered for sale at $10 million, the mansion will now be sold to the highest bidder who meets or exceeds a bid of only $4 million, which is the reserve price established for the luxury auction.

Yuengling built the estate shortly after he acquired the property in 1999. Known as a “point lot,” the property occupies the southeastern portion, or “point,” of one of the streets in the Las Olas Isles, a collection of posh waterfront neighborhoods just east of downtown Fort Lauderdale. The estate offers 300 feet of deep-water boat dockage, consisting of 150 feet on the Intracaostal Waterway and 150 feet on a private canal, allowing for the accommodation of two yachts in excess of 120 feet each.

Interestingly enough, the southeastern point of the isle to the east of Yuengling’s former home was once owned by another beer magnate. Adolphus Busch III, the former president and CEO of Anheuser-Busch and the grandson of the company’s founder, built a 12,000 sq. ft. vacation home there in 1938.

Yuengling’s former mansion is presently owned by a retired pharmaceutical entrepreneur, who also owns several other properties in the South Florida area. He listed the property for sale after moving into a new home, but when the listing wasn’t producing the desired level of interest using traditional brokerage methods, the owner and Elmes hired Platinum to offer the mansion via luxury auction. The auction house specializes in the non-distressed sale of multi-million dollar properties within and outside of the United States, and it has completed more than $480 million in luxury real estate auction sales to date, all on behalf of wealthy homeowners.

HGTV Award Winning Home in Hawaii Heads to Auction with Platinum Luxury Auctions

Platinum Luxury Auctions has announced an upcoming, luxury real estate auction on the island of Kauai, Hawaii’s “Garden Isle.” Located in the community of Princeville on the island’s North Shore, the property was recently asking $9 million, but will now be sold to the highest bidder who meets or exceeds a bid of only $3 million at auction. In 2015, the home was awarded HGTV’s “Favorite Backyard Retreat,” as part of the popular television network’s Ultimate House Hunt contest. The live auction sale will be held at the property site on July 23rd.

After a lengthy listing period with no viable offers, the property’s owners retained Platinum in order to achieve a more expeditious sale of the home. The auction marks Platinum’s first offering in Hawaii, and represents one of six high-priced property auctions the firm has scheduled for July and August, as it nears the $500 million mark in luxury real estate auction sales. Platinum Luxury Auctions Announces Sale of Venetian Islands Property in Miami Beach

Although Miami-based Platinum Luxury Auctions has been busy expanding its operations within and beyond the United States, the luxury real estate auction house has just announced a sale in its proverbial backyard. On Friday, May 6th, the firm hosted a live auction for the sale of a waterfront estate located on Di Lido Island, one of Miami Beach’s desirable Venetian Islands. The auction reserve price was $3.9 million, meaning bidders had to meet or exceed that amount in order for the property to be sold. Platinum conducted the sale in cooperation with listing brokerage EWM Realty International. Nelson Gonzalez represented EWM as the listing agent in the transaction.
While the auction price will not be reported until closing, Platinum remarked that the figure exceeds the property’s closest comparable sale: that of the property located immediately next door, which offers the same water frontage and lot size. That neighboring sale closed nearly one year ago for $4.1 million.
“Our analysts see this sale as quite significant from a broader-market perspective. To achieve a measurable premium over this property’s most immediate comparable sale – during a time when the Miami Beach marketplace is inundated with listings – is no small feat,” stated David Enriquez, Platinum’s vice president of operations.
To be sure, many of Miami’s top agents are reporting an ever-swelling inventory of listings, while experts predict the market will begin to cool following its stratospheric rise from the ashes of the Great Recession. Currently, the South Florida Multiple Listing Service shows there are 958 single-family homes for sale in Miami-Dade County priced at or above $2 million, with 299 of those homes being priced at $5 million or more. Fifty-three of those single-family homes are in the Venetian Islands alone. There are an additional 1,150 condominiums currently for sale in Miami-Dade at or above a price of $2 million, with 308 of those listings priced at or above $5 million. In the case of condominiums, this figure may be artificially low, as hundreds of additional condominium units are not necessarily listed publicly. Their developers often elect to first work through private databases to sell a given portion of inventory before publicizing the remaining listings on the broader market.
“The property owner is a veteran Miami property developer, and he called on us to help solve a market problem,” stated Trayor Lesnock, Platinum’s president. “During our first meeting we hopped in his car and did the old fashioned market study of driving around the neighborhood. Nearly every home there is for sale, ranging from aging teardowns to glamorous, new spec homes. He was wise enough to use the luxury auction process to achieve a sale that put him out ahead of what seems to be an inevitable pricing correction in Miami.”

When Trayor Lesnock first saw the sleek, futuristic-looking, glass and steel structure floating just off the docks in Fort Lauderdale, Florida in 2008, he never thought that years later, his firm would be handling its sale.
