The Property

NEVER BEFORE OFFERED FOR SALE*… NOW SELLING WITHOUT RESERVE!  Sited on 100 acres in beautiful Ligonier, Pennsylvania, Whose Woods is an impressive residence sure to delight. Impeccably built and maintained by one family since 2001, the spacious estate features commercial-grade building and materials courtesy of the owner’s extensive background in construction management. Ligonier’s vibrant beauty is showcased on the estate, visible from the miles of horseback or walking trails that weave through the Property to McCullen Run, a trout stream that bubbles within its boundaries.

A winding, gated drive weaves through the wooded lot, finally opening onto an expansive, motor court lined with Belgian block and the welcoming entry of the stone-clad residence. The main living levels offer open spaces for dining and entertaining, centered around a grand salon with massive stone fireplace, exposed wood beam ceiling, and commanding views of manicured lawns and Ligonier’s rolling hills. Five wood-burning fireplaces warm the residence in cooler months, and a screened, four-season porch boasts an outdoor grill and fireplace perfect for hosting family and friends.

Additional entertaining spaces include a lower-level game room complete with shuffleboard and billiards, spacious home theater, and expansive outdoor living areas that showcase a 60-ft pool, spa and a courtyard regularly used for gala events. Two wine cellars and a large gourmet kitchen with top-of-the-line appliances provide plenty of space to serve even the largest crowd, and the cozy breakfast nook and adjacent formal dining are well-suited to intimate family meals.

The main residence’s 5 bedrooms are all en-suite, including the luxurious master which features a spa-like bath complete with steam shower and jacuzzi. The Property also features a +/- 3,000-sf log cabin with 4 beds and 3 full baths. Three wood-burning fireplaces grace the cabin, which is adjacent to the main residence and pool – and both the cabin and main residence offer outdoor showers.

Other unique amenities include a campsite in the woods with fire pit and a playground perfect for smaller children. A garden and orchard provide an opportunity to cultivate fruits and vegetables, while the woods surrounding the estate are home to morel, chanterelle and hen of the woods mushrooms – varieties valued by top chefs across the globe.

Mechanicals and smart home features include a Lutron system and automatic blinds as well as geothermal heating and cooling. The property’s three wells are purified in a separate building that houses a water treatment system, whole-house backup generator, staff office and half bath. A 1,000-sf equipment garage offers additional storage for landscaping equipment, and a mechanical building adjacent to the pool stores equipment and accessories.

The Community

LIGONIER,PA. Settled in the 1760s, Ligonier (pronounced Lig-ah-near) has a storied history as a battleground, a welcome stopping point for travelers journeying between Pittsburgh and Philadelphia, and a place where the region’s wealthiest families would spend their summers. Ligonier was incorporated in 1834, well after the area became famous as the site of a French defeat in the French and Indian War. The completion of the Philadelphia-Pittsburgh Turnpike in 1811 and the Ligonier Valley Railroad in 1877 made Ligonier a popular stop for travelers who took pleasure in perusing the local shops and listening to music played in the town’s bandstand, which still draws crowds today.

However, it is the town’s natural beauty and charming atmosphere that has drawn both tourists and the “rich and famous” since the 1800s. Storied Pittsburgh families of the era were pivotal in making Ligonier a retreat for the wealthy, developing it into a luxurious retreat from city life. Outdoor pursuits such as hunting, horseback riding and fishing are popular, and amenities include exceptional golf, a shooting lodge, stocked trout streams, horseback riding and lodging in addition to the famed Rolling Rock Hunt.

The Location

WESTMORELAND COUNTY, PA. Also known as the “gateway of the Laurel Highlands,” Westmoreland County is home to five national parks, the popular Seven Springs Mountain Resort and Frank Lloyd Wright’s famous Fallingwater. Though most of the county is comprised of forests and farm land, Westmoreland is within a one-hour drive of Pittsburgh, and also offers direct access to many highways, a rail system and the Arnold Palmer Regional Airport, which serves as a connection to the region for +300,000 passengers each year.

The business climate in Westmoreland is thriving, and is home to companies such as Kennametal, Elliot Group, Philips Respironics, and Siemens Energy Division. Taxes are lower here there than in neighboring Allegheny County, and many residents who commute to Pittsburgh choose to live in Westmoreland for this reason. In addition to favorable tax rates, the county also contains many parks and open spaces, unspoiled natural landscapes that offer the perfect backdrop for a range of family friendly outdoor activities.
