The East Ranch
Redwood Valley, CA

+/- 7,500 sf (main residence)
+/- 760 sf (studio office)
Lot Size: +/- 1,745 acres
SOLD FOR 114% OF RECENT APPRAISAL! Enjoy sweeping views of Mendocino’s incredible wine country (or grow your own grapes on the 50 – 75 acres suitable for vines) at the one-of-a-kind East Ranch, spanning more than 1,745 acres in the heart of California’s Redwood Valley!
The Ranch is comprised of ten parcels: nine of which are contiguous (totaling approx. 1,674 acres, and referred to as the “Main Ranch”) and one of which is immediately adjacent to the other nine parcels, in the southwest corner of the total parcel assemblage (totaling approx. 71 acres, and referred to as the “River Parcel” due to the portion of the Russian River that flows through it).
The Main Ranch parcels are contracted under the Williamson Act (aka, the California Land Conservation Act of 1965), reserving them primarily for agricultural or open space use, and tremendously reducing the tax basis for the Property. (Unlike a traditional conservation easement, the Williamson Act creates contracts between private landowners and the County. These contracts are severable). The River Parcel is not contracted under the Williamson Act.
Twenty-four miles of well-maintained roads provide access to the entire Property, including a redwood grove and archaeological site. There are twenty-one ponds on the East Ranch, including the Upper Pond, which is devoted solely to recreation in the summer months. Four freshwater springs are also located here, with three running year-round.
To date, the Ranch has largely been used for conservation, although 30-35 cow pairs and approx. 40 animals raised to slaughter typically graze the land each year.
The Ranch’s main residence offers +/- 7,500 sq. ft. of living space on four levels (three main living levels plus a finished basement), with 5 beds, 4 full and one half bath. Although lovingly constructed in the Queen Anne Victorian style, the residence was built in 1997, and has been meticulously maintained by the original (and only) owners. Period details from Douglas Fir flooring to vintage and reproduction finishes abound. Craftsmanship is exquisite from the top of the turrets to the bottom of the wainscoting.
Adjacent to the main home is a 3-car garage, which includes a beautifully finished office/studio above, adding another 760 sq. ft. of living space and one half bath. There is also a 250 sq. ft. workroom on the garage level.
Additional features include a gazebo, a 4,900-sq.-ft. barn, and beautiful landscaping, which includes 40,000 sq. ft. of manicured lawn, three rock wall flowerbeds and nearly 1,600 plants and shrubs. There is also a modest orchard containing apples, pears, peaches, nectarines, and pluot.
