PREVIOUSLY $38 MILLION. NOW SELLING AT OR ABOVE $3.25 MILLION! With sweeping, 270-degree water views, 32 private acres and 2,700 ft of frontage on the majestic Willamette River, this property presents a truly unique opportunity for bespoke waterfront living. The peninsular lot sits at the end of a quiet road in West Linn, an area populated by upscale farmhouses, riverfront estates and luxurious equestrian manors. Mature trees surround the estate, and the Property’s shoreline offers stretches of golden, sandy beach ideal for the addition of a boat dock (previously permitted by the Army Corps of Engineers).
The framework and exterior construction for a peerless single-family home is currently in place, and has been maintained in exceptional condition in a state of near completion: the wishes of the Property’s new owner will determine its finish (which can be anticipated approximately 18 months after purchase). Built by Tom Avgerakis, one of the Pacific Northwest’s most sought-after luxury homebuilders, the structure boasts “commercial-grade” integrity, with extensive use of the best building materials available. Additionally, the structure can be completed as designed, or modified to create a brand new dream home.
The residential structure was permitted prior to the current land use regulations that call for additional setbacks for waterfront properties, meaning this estate enjoys one-of-a-kind, 270-degree river views that simply cannot be reproduced. There is also an agricultural tax deferral on the property, which creates a substantial tax savings for the property owner; currently planted to blueberries, the acreage would be equally well-suited to a vineyard of local varietals such as Pinot Gris or Pinot Noir.
Current conceptual designs showcase an ultra-modern manse with a grand ballroom ideal for charity galas, a climate-controlled “auto museum” and a spectacular wine vault as well as expansive water views from nearly every room. Previous build plans envisioned features such as an indoor racquetball/squash court, an indoor basketball court, an elevator serving all levels, and sprawling master suite with a private theater – the possibilities for interior configurations, amenities and finishes are nearly infinite.
Though incredibly peaceful, the Property is located within 10 minutes of the Oregon Golf Club, a club ranked as the “#1 Private Course in the State” by the Portland Business Journal, and the heart of downtown Portland is within a 40-minute drive.

WEST LINN, OR. A southern suburb of the Portland metropolitan area located in Clackamas County, West Linn was settled in 1839. Originally home to the Confederated Tribes of the Grand Ronde Community, the area was desirable due to its positioning on the Willamette River and proximity to the Willamette Falls, which provided transportation and energy to the growing community. Incorporated in 1913, West Linn and the adjacent town of Willamette merged in 1916, and the city has steadily increased in population from 1,628 to over 25,000.
In 2011, West Linn was the top Oregon city on CNN/Money Magazine’s “Best Places to Live” list due to its incredible views of the surrounding Cascade mountain range and relatively low local taxes. With Portland a short drive away, many West Linn residents commute to work during the week, but on weekends the focus is on outdoor activities, including water sports popular due to the city’s location at the confluence of the Willamette and Clackamas rivers.
PORTLAND, OR. Portland is the largest city in the state of Oregon, and has a reputation for originality and environmental sustainability. With 145 square miles of area and an estimated population of nearly 640,000, it is also the second-most populous city in the Pacific Northwest. With its origins in the 1830s near the end of the famed Oregon Trail, the city received an early boost in its economy due to its location on the Willamette River and became noted for progressive values in the countercultural revolution of the 1960s. To this day, Portland is recognized as one of the world’s most environmentally conscious cities and is welcoming to people of all races, religions and identities who are encouraged to “Keep Portland Weird.”
There is nothing strange, however, about the state of Portland’s economy, which is fueled by shipping, steel and technology. Indeed, over 1,200 tech companies exist within the metropolitan area. Athletic and footwear manufacturers also favor the city, and Nike, Adidas, Columbia Sportswear, Dr. Martens and Keen all call Portland home for their global, North American or U.S. headquarters. Breweries are another major portion of the city’s economy (and entertainment!), and Portland is home to over 139 breweries and microbreweries supplying exceptional craft beers – the 7th most in the nation as of December 2018. The climate, temperatures and breezes of the Willamette River Valley also produce world-class wines, from Rhône-style reds and aromatic whites to famed Pinot Noirs from storied producers at Eyrie Vineyards, Evesham Wood, Penner-Ash and Ken Wright Cellars.
