(Unlike a traditional conservation easement, the Williamson Act creates contracts between private landowners and the County. These contracts are severable). The River Parcel is not contracted under the Williamson Act.
Twenty-four miles of well-maintained roads provide access to the entire Property, including a redwood grove and archaeological site. There are twenty-one ponds on the East Ranch, including the Upper Pond, which is devoted solely to recreation in the summer months. Four freshwater springs are also located here, with three running year-round.
To date, the Ranch has largely been used for conservation, although 30-35 cow pairs and approx. 40 animals raised to slaughter typically graze the land each year.
The Ranch’s main residence offers +/- 7,500 sq. ft. of living space on four levels (three main living levels plus a finished basement), with 5 beds, 4 full and one half bath. Although lovingly constructed in the Queen Anne Victorian style, the residence was built in 1997, and has been meticulously maintained by the original (and only) owners. Period details from Douglas Fir flooring to vintage and reproduction finishes abound. Craftsmanship is exquisite from the top of the turrets to the bottom of the wainscoting.
