A 14.5-acre swath of lush land along with some 2,000 feet of private shoreline on the tip of the Tiburon Peninsula will be auctioned Friday, May 21.<\/p>\n

Bluff Point, 2800 Paradise Drive, is the largest remaining undeveloped waterfront residential property in Marin County. It is fully entitled and will be sold with approved plans for an estate that includes a 15,000-square-foot main residence, a 2,200-square-foot guest house, a 700-square-foot caretaker\u2019s cottage and a swimming pool.<\/p>\n
The unidentified seller is not setting a minimum price for the property, which comes debt-free, according to Trayor Lesnock, the president and founder of Platinum Luxury Auctions.<\/p>\n
Lesnock, who handles the sale of non-distressed properties on behalf of affluent sellers, said the seller has not received the market response they sought.<\/p>\n
“This is not uncommon for such unique properties, even when they’re as impressive as Bluff Point,” said Lesnock. “The sellers therefore elected the luxury auction process, which is designed to work hand-in-hand with the existing brokers, in order to significantly augment their marketing and promotional platform to capture the market’s attention.”<\/p>\n
Lesnock added that some 95% of Platinum’s sellers throughout the past three years have elected to sell their properties at auction without a minimum bid, a strategy that “tends to generate a greater buyer response and thus gives the seller peace of mind that they’ve thoroughly exposed the property to the market place.”<\/p>\n
