The premier season of Bravo’s Million Dollar Listing Miami is underway and Platinum Luxury Auctions’ President Trayor Lesnock makes a special appearance to close a real estate deal in Coral Gables. The show highlights the glamorous side of Miami’s real estate market through the daily life of three top agents. On the 3rd episode, the ‘Million Dollar Listing’ is being managed by Douglas Elliman agent Chad Carroll, with Trayor as the representative of the seller.
The back-story is that Platinum produced a record price (almost $5 million, cash) in early 2012 for the pre-auction sale of a condominium unit in one of Coral Gables’ premier buildings. However, the seller and his lenders changed the deal terms at the last minute, causing the buyer to exit the transaction. The seller then keeps Trayor onboard to manage the sale, and Trayor, recalling the fact that Chad always brings quality buyers to Platinum’s multimillion-dollar condo auctions, recruits Chad to bring him a buyer quickly. Together they work to negotiate a final price tag of nearly $5 million for the combined-unit condominium that spans over 7,500 square feet.
Focusing on the property’s handsome wine closet (and the seller’s affinity for wine) as a marketing angle, Chad comes up with the idea of a “Chad-teau” brand of wine, then hosts an open house where he gives each guest their own bottle with all the listing details on the label. Chad receives an offer at the event, which he presents to Trayor but is $300,000 below the asking price, which Trayor and the seller had already reduced in order to achieve a rapid sale. Trayor contacts the seller, who approves the offer and they agree to move forward with the all-cash deal. There are a few snags along the way that add drama to the deal, but in the end it’s a successful closing between Platinum Luxury Auctions and Chad Carroll.
