The five-bedroom home, to be sold in January, includes a 2,000 bottle wine cellar, five fireplaces and an indoor pool.

Hillside Estate, an opulent oasis adjacent to the Phoenix Mountains Preserve in Arizona’s capital city, will hit the auction block on Jan. 15 in a live, one-day unreserved sale.

The property, in the Phoenix suburb of Paradise Valley in the Sonoran Desert, was originally listed by Michelle Meglio Macklin of Corcoran Platinum Living in May for $5.995 million. The price was reduced three times and is currently listed at $4.495 million.

The sale, a partnership between the real estate brokerage Corcoran Platinum Living and the auction house Platinum Luxury Auctions, will solicit offers from bidders in person as well as remotely.

“There are no minimum bids and no suggested or starting bid,” said Trayor Lesnock, founder and president of Platinum Luxury Auctions. “The property will sell to the highest bid, whatever that is.”

The property, which offers mountain as well as city views in the tony Tatum Canyon neighborhood, last changed hands in 2001, when James T. Greener and Linda J. Enright bought it for $3.15 million, shortly after the house was built, according to records on PropertyShark. The estate is currently in a trust in their names.

With the successful conclusion of its live, no-reserve auction on July 16th for the Paradise Peninsula camp on Big Tupper Lake, luxury real estate auction house Platinum Luxury Auctions has now registered four consecutive sales in upstate New York’s Adirondacks region. The area – known for its natural beauty and its collection of recreational lakes such as Lake Placid and Saranac Lake – is also home to many, multimillion-dollar lakefront estates and compounds (or “camps,” per the nomenclature in the region).

Working in cooperation with broker of record Adirondack Premier Properties and listing agent Jodi Gunther, Platinum produced six bidders who registered for the sale, four of whom attended the auction in person while two participated remotely and in real-time via telephone.

Prior to the luxury auction, Paradise Peninsula had been on the market for nearly 3 years, enjoying only 2 showings and failing to generate any offers. The Franklin County lakefront property entered the market at a price of $3.2 million and was then reduced to $2.85 million, still with no viable suitors.

“Jodi and her team actually did a terrific job giving the property ample market exposure prior to luxury auction process,” said Trayor Lesnock, Platinum’s Founder and President. “We simply needed to add the proper sense of urgency and date-certainty to their existing formula.”

Lesnock added that Mrs. Gunther also represented 2 bidders in the auction, which he called “an exceptionally rare feat.”

While the sales price will not be released until the transaction has closed (scheduled for the week of August 16, according to the auction’s terms of sale), the auction firm reported that the sale landed within the predicted range. “The sales price landed right at the high end of the price range that was estimated 24 hours prior to the sale,” added David Ashcroft, Platinum’s Managing Director. He also noted the buyer was a New Yorker who plans to build a larger home on the property for his family.

Paradise Peninsula was affectionately given its name due to the peninsular shape that comprises much of the property’s waterfrontage – a whopping 4,000 feet on the lake. Its 14 above-grade acres (not including another 23 acres of submerged area) also includes two small, “private islands” located within a short swim of the shoreline. Expansive lake vistas are afforded throughout the property’s grounds, which also feature gently winding paths complete with various lookout clearings and firepit stations.

The camp’s living structures include a main residence with 5 beds and 3 baths in addition to a large basement and garage perfect for a workshop or “man cave.” There is also a 2-bed guest cabin and 3-bay garage.

In addition to this most recent sale, Platinum sold two lakefront camps on nearby Upper Saranac Lake – one each in 2019 and 2020 – in addition to a camp on Upper St. Regis Lake, also in 2020. The luxury auction firm will hope to increase its number of consecutive sales in the Adirondacks market area to 5 with its upcoming auction of Camp Limberlost this afternoon, August 14. Previously listed at $10.2 million, the historical camp on upstate New York’s most prestigious lake was a summer playground where the richest and most powerful families like the Rockefellers, Vanderbilts, Pratts and Whitneys gathered to reconnect with nature. Upper St. Regis Lake is also a popular presidential vacation spot.

Camp Limberlost is just three doors down from the Pine Tree Point estate of Frederick Vanderbilt, who was director of the New York Central Railroad for 61 years. Trayor Lesnock, founder and president of Platinum Luxury Auctions (the firm managing the sale), said much of the property was professionally renovated from 1989 to 1990, but three smaller houses and the canoe house still maintain much of their original Adirondack camp character. The waterfront boathouse and main residence are the property’s most modernized structures.

The idyllic setting is emphasized with stone walkways, a water lily pond, a meandering nature boardwalk, multiple lakeside balconies, stone patios and outdoor fireplaces that beckon residents and guests to unwind.  Visitors to Upper St. Regis Lake include nearly every sitting U.S. president since the 1950s. Longstanding Upper St. Regis social gatherings and traditions include St. Regis Yacht Club and Junior Yacht Club racing, Sunday night hymn singing in August and a Labor Day Tea and Wooden Boat Race and Parade.

An added benefit: sublime sunset views. “The western exposure provides a lengthy view corridor down a broad portion of the lake, in addition to views of Birch Island and St. Regis Mountain,” said Lesnock. “It makes for spectacular sunsets.”

Camp Limberlost has only changed hands twice in the last 100 years, making this offering an extraordinary opportunity for the next family to create their own special generational retreat.

“The owners established many traditions and built a rich catalog of memories by hosting big family events throughout the years, and it’s likely another family will purchase the camp with the same intent,” said Trayor. “Many younger families – with parents in their 40s and 50s – have been purchasing these camps and lake homes in recent years.

The current owner, Eric Rhoads, noted that the tranquility of the property soothed his father’s soul.

“When the movie On Golden Pond came out, my dad had just been placed on the Forbes 400 list,” he explained. “He was running over 50 companies with over 30,000 employees. His life was filled with stress and constant meetings.”

When visiting New Hampshire, Rhoads’ father asked a gas station attendant if he knew of any lakes that met his criteria: tranquil, no jet skis and a mountain view with islands in the view.

“The attendant told him that he used to date a girl whose parents lived on such a lake and that the home had never changed hands,” said Rhoads. “It had been in the family for over a hundred years. There was a rumor that they might be selling, so dad asked him to call them from a pay phone.”

The property had just sold, but Rhoads’ father discovered the buyers had not closed because of a dispute over keeping a piano.

“Understanding that this was the first property to be sold on the lake in 50 years, he bought the property sight unseen without even asking the price,” said Rhoads. “He saw it for the first time after closing, and it was better than expected, and when he bought Limberlost, we got our old dad back and reconnected as a family.”

To this day, Rhoads considers Camp Limberlost one of the most magical places on Earth. “My kids have spent every summer of their lives here,” he said. “I can honestly say there is no lake in America with such rich history, such classic Adirondack style, and such a deep sense of community and tradition. We have the oldest yacht club in America and still sail boats designed for this lake 120 years ago.”

He added, “The social life can keep you busy every night if you want, and I love touring the lake with friends, talking about history and pointing out the families still on the lake with names like Rockefeller, Vanderbilt, Reed, Post and Pratt, as well as those representing today’s biggest companies and tech brands. Whoever ends up with Limberlost is striking gold.”

Formerly Asking $15 Million, Miami Four Seasons Penthouse Will Be Auctioned.

The nearly 6,000-square-foot penthouse of the Four Seasons Private Residences in Miami will be auctioned off on Jan. 29 through Platinum Luxury Auctions. Formerly listed for $15 million, the property will be sold without reserve to the highest bidder.

The residence is one of the highest penthouses in Miami, perched on the building’s 70th story, and boasts 270 degree city and ocean views. The three-bedroom, three-and-a-half-bathroom spread features two terraces, a deluxe Snaidero kitchen with Miele appliances, a handcrafted floating onyx bar, and a grand primary suite with a spa-like bathroom that highlights a central glass-enclosed shower. More than $1 million has been invested in custom millwork throughout the penthouse, including window frames that highlight the property’s views. The penthouse is also being sold with six passes to Equinox that are usable at the fitness studio nationwide, including the branch on the property.
